Hill Bottom Properties is seeking experienced and driven Project Managers to lead on-site delivery of our residential development projects — Block B, Block C, and Kaza. Each Project Manager is the single point of accountability for their assigned block — responsible for cost, quality, program, and safety on site. You will manage the site engineering team, coordinate with the Procurement and Store departments on materials, certify contractor payments, and report to the PM&C; Manager. This is a hands-on, results-driven role for someone who takes personal pride in what they build. KEY RESPONSIBILITIES • Take full accountability for on-site delivery of the assigned project block — cost, quality, program, and safety. • Manage the site engineering team (Site Engineers, Sanitary Engineers, Gang Supervisors) on a day-to-day basis • Prepare and submit the weekly site progress report to the PM&C; Manager by Monday 8am • Initiate and manage the construction material purchase request process — coordinating with the Planning & Monitoring Engineer and Procurement Manager on timing and quantities • Verify contractor work on site and support the Contract Administrator in IPC certification — ensuring no works are certified that have not been physically completed and inspected • Coordinate with the Site Storekeeper on material receipt, storage, and issuance — ensuring no GRN is signed without proper verification Identify and immediately report any program delays to the PM & C; Manager — with a proposed recovery plan • Maintain construction quality standards — enforce specification compliance at every stage • Manage site safety — enforce PPE requirements and branded safety standards for all workers and visitors • Support the Finance Manager's random BoQ audit when required — provide full access to site and documentation • Coordinate pre-handover inspections and attend unit handovers with the Sales Consultant QUALIFICATIONS & EXPERIENCE • Bachelor's degree in Civil Engineering, Construction Management, Architecture, or related field • Minimum 5 years' experience in construction project management, with at least 2 years as a Project Manager on residential or mixed-use developments in Ethiopia • Proven ability to manage multi-story residential construction programmes to time, cost, and quality • Strong knowledge of Ethiopian construction practices, materials, and local contractor market • Experience reading and working from Bills of Quantities, engineering drawings, and specifications • Excellent Amharic and English — written and spoken • Proficiency with project management tools and reporting systems KEY COMPETENCIES ✓ On-site delivery leadership ✓ Program management ✓ Cost & BoQ management ✓ Quality control ✓ Team management (site engineers) ✓ Contractor supervision ✓ Materials & procurement coordination ✓ Problem-solving under pressure ✓ Safety management ✓ Reporting & communication ✓ Cross-departmental coordination ✓ Client-facing professionalism WHAT WE OFFER • Competitive base salary commensurate with experience • Quarterly performance bonus based on program, cost, and quality KPIs • Branded safety gear and professional site equipment • Leadership of a full site team on a significant development project • Professional development and training investment • Career growth in a fast-growing real estate development company HOW TO APPLY • Qualified and interested candidates are invited to submit their CV and a cover letter clearly stating the position applied .
